The Parkline is a mixed-use development in Brooklyn’s Prospect Lefferts Gardens, an emerging neighborhood bordering Prospect Park. It features a blend of 80% market-rate and 20% affordable rental apartments, along with creative shared spaces.
A 23-story residential tower rises on the western end of the site, offering sweeping views of Prospect Park. Set back over 100 feet from Flatbush Avenue, the tower maintains a softer presence along the street. A landscaped pedestrian walkway, or mews, runs through the site—connecting the school, residential entrance, and a rear parking lot—while also serving as a stormwater management system.
Marvel was commissioned to analyze the large site and design a development that would serve both the urban street-facing side and the more natural park-facing side.
The building’s distinctive shape responds to the differing scales of its surroundings. On the east, the lower portion of the structure extends the character of Flatbush Avenue with a three-story façade and context-sensitive window design. This “city-side” section includes a school, two retail spaces, and resident amenities. On the west end, the 23-story tower anchors the development and offers residents panoramic views of the park.
